FAQs
What is real estate law?
Real estate law governs the ownership, transfer, and use of property—both residential and commercial. It covers everything from how property is bought and sold, to how titles are held, how land can be used, and how disputes are resolved.
At Kirschbaum Law Office, we guide clients through every stage of a property transaction or dispute, ensuring compliance with Florida law and protection of your interests. Our work includes:
Title and closing services – verifying ownership, clearing liens, and preparing all necessary closing documents.
Purchase and sale agreements – reviewing or drafting contracts to prevent future conflicts.
Landlord–tenant matters – lease drafting, enforcement, and eviction actions.
Property disputes – resolving boundary issues, partitions, quiet title actions, and foreclosure defense.
Estate and trust real estate – transferring or selling property held in probate, trusts, or estates.
Real estate transactions are often the largest financial decisions our clients make. Having an experienced real estate attorney ensures that every document, lien, and title condition is properly handled before you sign or close.
Do you handle evictions?
Yes. Kirschbaum Law Office represents landlords and real estate investors in residential and commercial eviction actions throughout Florida.
We handle uncontested (unopposed) evictions for a flat legal fee of $500, plus court filing fees and process service costs. This covers preparing and filing the complaint, serving the tenant, obtaining the final judgment for possession, and coordinating with the sheriff for the writ of possession if needed.
If a tenant files a response or counterclaim, or if additional issues arise (such as damages, security deposit disputes, or foreclosure-related occupancy), those matters are billed separately at standard hourly rates.
For investors and property managers, we also provide ongoing support with lease drafting, notice compliance, and post-judgment possession or rent collection issues—helping you maintain legal compliance and minimize downtime between tenants.
